So, start by making an appointment to see the property. State that your only goal is to net them more money. If you have interested buyers, ask them if you can show the property to your interested buyer.

Pay close attention to the condition of the property, inside and out, and look for specific things that can impact the ability to sell a property at a certain price, such as:
What is the condition of the roof?
How old is the water heater?
How old is the HVAC unit?
Does it have dual paned windows?
All of these things factor in to pricing the home, as well as how desirable the property will be to buyers.
3. Be Likable:
Ultimately, they need to like you and feel confident in you as a realtor and your ability to sell their property. They need to know your only goal is to put more dollars in their pocket and make the process easier.
